Five stages, and you always know which one you are in.

Fixed price before a tool comes out. A builder who will not commit to a stage length is a builder who has not planned one, so every stage below has a duration, a deliverable and a cost attached to it.

    Site visit

    We walk the block with you. No charge, no pitch.

    An hour at the house, usually. We look at what is there, what it can carry and where the light is, and you tell us what you are trying to solve.

    You get an honest read on whether the idea stacks up — including when it does not. Talking someone out of the wrong job costs us a quote and saves them a year.

  2. 02Stage 2 of 5

    Design and fixed price

    Drawings, engineering, and one number that does not move.

    Concept drawings developed with you across two or three rounds, then structural engineering and a full specification.

    The fixed-price contract comes out of that specification, not out of a square-metre rate. You see the final number before you commit to construction — that is the whole reason this stage exists.

  3. 03Stage 3 of 5

    Approvals

    We lodge it, we chase it, we tell you where it sits.

    Building permit lodged with your local government, along with any planning application, heritage referral or R-code variation the job needs.

    This is the stage with the least predictable timing, because it is not ours to control. What we can control is that you hear from us weekly rather than wondering.

  4. 04Stage 4 of 5

    Build

    One supervisor, one contact, a photo update every Friday.

    The same supervisor runs your site from the first day to the last. You have their number, and they are the person who answers it.

    Every Friday you get photographs and where we sit against the program. If something has slipped you hear it from us that day, not at the end of the month.

    Handover and the six-month check

    Defects closed out, then we come back and look again.

    A walk-through together, everything on the defect list closed out, a full clean, and every certificate and warranty document handed over as a set.

    Six months later we come back and go through the whole job again. Timber has moved by then, tiles have settled and anything that was going to show up has shown up. Most of the time we find one or two small things and fix them on the spot.

Why it runs this way

Three commitments the process exists to keep.

The stages are the mechanism. These are the reasons the mechanism looks the way it does.

    Design against the house that is already there

    Brick selection, roof pitch, eave depth and window proportion decide whether an addition reads as original or as an afterthought. We draw those against the existing house before we draw anything else.

    Find the problem on paper, not on site

    Services, levels, structure and planning constraints get investigated before the price is fixed. It is slower at the start and it is the reason our contract prices hold.

    One builder, first sketch to final clean

    You deal with the same person throughout. We run a set number of sites at once so the supervisor is genuinely on yours rather than driving between six.

Questions

What people ask before they start.

What does the site visit cost?

Nothing. We come out, walk the block with you, and give you an honest read on whether what you are planning works — including when the answer is that it does not. There is no charge and no obligation attached to it.

What does a fixed price actually mean?

One number covering the trade schedule, materials and site costs, signed before construction starts. It changes only if you ask for something different, and any variation is quoted and signed by you before work begins on it. It is not a range and it is not an estimate.

How long is the wait to start?

Typically eight to twelve weeks from signed contract to first day on site, depending on how long approvals take. We only run a set number of sites at once, which means the supervisor is actually on yours, and it also means we cannot start everything the week you ask.

Are you registered and insured?

Yes. Karri & Co holds builder registration BC 10482, home indemnity insurance on every job that requires it, and $20 million public liability cover. Certificates are provided with the contract, not on request.

Which suburbs do you build in?

Across the Perth metro area, from Fremantle up to the northern coastal suburbs and out to the river south. If your suburb is not on our service areas page, ring us anyway — chances are we still come out.

Do you work with an architect?

Often, and it usually goes well. If you already have drawings we will price them and tell you plainly where we think the documentation is thin. If you do not, our design stage covers it.

What happens after handover?

You get every certificate and warranty document as a set, and we book a six-month return visit on the day of handover. At six months we go through the whole job again and fix whatever has shown up. Statutory structural warranty runs for six years.
